SYDNEY CHARLESTON · OWNER, THE CHARLESTON AGENCY
I’ve visited over a hundred farms and spent thousands of hours in the field and writing insurance policies.
Those experiences have shaped how I work: get to know the property, understand the operation and pay attention to the details that can make a meaningful difference for the client.
Most importantly, I care about the people who trust me with their insurance—and I care deeply about doing this work well.

BASED IN OREGON CITY, OREGONKNOWING WHAT YOU’RE LOOKING AT MATTERS
A building is more than its square footage. The components, construction and improvements all help tell the story of what it would take to rebuild.
Explore my building-valuation approachI audit building limits using my ability to identify building components and understand how a structure is put together.
From large commercial buildings and grower facilities to specialty barns and riding arenas, I look at construction systems, roofing, interior features, installed equipment and the way the building is used. Those details help guide a review of replacement-cost estimates and the assumptions behind the policy’s limits.
My goal is to identify potential underinsurance, unnecessary limits and details that may have been overlooked. I also review the policy’s valuation terms, because a number on a schedule is only part of the picture.
INSURANCE WITH A RISK-ADVISORY APPROACH
My role extends beyond writing a policy. I inspect properties, identify potential risks and help clients think through their insurance and risk-management priorities.
When I visit a property, I’m looking at its condition, layout and use, the equipment and buildings involved, and the activities that bring people or animals onto the premises. I want to understand how the operation actually works.
That can lead to questions about a new building, a change in occupancy, boarding or visitor activities, equipment values, stored inventory or an exposure that has grown with the business.
I bring those observations into the coverage conversation, explain the questions that need attention and discuss practical next steps. It’s an approach built around understanding the risk and helping clients make informed decisions.
THE MOST IMPORTANT PART IS THE PERSON
Behind every policy is someone’s livelihood, family, hard work and future.
I take that responsibility seriously. I listen, ask questions and look closely, because the details that are easy to miss can be the ones that matter most to a client.
Whether we’re reviewing a commercial grower operation, an equine boarding facility, an alpaca farm or your family’s protection, my focus is the same: understand what matters to you and give it thoughtful, personal attention.
As the owner of an independent brokerage working with multiple insurance carriers, I can explore available options and help you understand how they fit your needs.
